Do you need to move a family member into an aged care facility? Or maybe you’re the one facing this huge life change and you have no idea where to start. While a move into aged care can be a very stressful time, an aged care move with a property in the mix can be even more difficult.

A few years ago, I found myself in a difficult situation, when I had to move my father out of the family home. Thankfully, my experience in the property business made this transition easier, as I was able to negotiate with the aged care facility and figure out the best way forward.


I know this can be a very stressful time for you and your loved one. My father found this time very difficult as he lost his independence and knew that he would never return to his family home. Adding to this stress, you need to come up with the finances for the aged care facility you have chosen.


Where do I come into the picture?


Let me introduce myself. I’m Robyn Williams. I’m an Adelaide-based property investor and developer.

What does that mean? In a nutshell, I buy property direct from people like you and then add value to that. I have a lot of experience in the field- 20 years of investing in property. For 10 years I have helped sellers. This means no agents; I work directly with you.


What are the benefits of working with me?


Sometimes it can take a long time to find the right aged care facility. I am very flexible; we can discuss whether you need a long period of time or want to settle quickly. I know with my dad, he had to go quickly. Finding something suitable was very challenging, but finally we found somewhere that worked well for him.


The next step was to come up with the bond. The facility will require a bond to house your loved one. Keep in mind that their pension may help to cover this cost, a conversation with the aged care facility will help to figure this out. The bond needs to be paid relatively quickly, otherwise they charge you a high daily rate. You and I can have a chat and negotiate all that upfront, and work out something that’s flexible for you with little or no out of pocket expenses.


The other advantage of selling direct to somebody like me is that its less fuss, you don’t have to worry about moving things or fixing anything up for inspections. If the house is a development site, or a renovation project, it makes no difference what state it is in.



What will it cost you?


The best part of this process is that it doesn’t cost you anything except your conveyancing fees, which you will need to pay no matter how you sell the property.

The conveyancer is there to protect your legal rights. We just have a chat and try to figure out what works best for you and how I can meet your needs. One of my entities will purchase your property directly from you with no middleman. This means you don’t have the additional cost of an agent or advertising… bonus!


What will you get for the property?


I will always pay a fair and reasonable price for your property in relation to the current market. If it is not suitable for me, I’ll tell you how to get the best price and I’ll be more than happy to talk you through that process.
